Just worked out the mortgage repayments on the Westpac calculator:

Amount / interest - $10,000,000 @ 9.60%p.a.
Payment amount / frequency - $84,816 monthly
Term of loan - 30 years

That seems affordable...

Bugger that - buy Pakatoa Island, it's a snip at $40 mill (although I hear they could accept offers as low as $35).
